Services
Mechanical, electrical, and the maintenance that follows.
Four disciplines under one contract. The reason to buy them together is not the discount — it is that the isolation, the commissioning and the certification stop being somebody else's problem.
Self-delivered
Mechanical and electrical
Directly employed engineers, on our payroll and our induction.
Issued to a date
Test packs and O and M
In the programme, not chased afterwards.
One contact
For the duration
A named contract engineer from survey to handover.
A board being tested before energisation. Every job leaves with the pack, not a promise of one.
Mechanical Systems
Most of this work happens in an occupied building. We plan the isolation before we plan the installation, because the part that goes wrong is never the pipework — it is the ninety minutes the floor above had no heating and nobody told them.
- Boiler, chiller and AHU replacement
- LTHW, CHW and steam pipework
- Ventilation and ductwork
- Pumps, valves and pressurisation
- Process and compressed air
- BMS integration and commissioning
Electrical Works
Every job leaves with a test pack, not a promise of one. Certification is issued within five working days of energisation, and where a circuit fails we tell you which one and what it will take rather than issuing the pack with a caveat.
- LV distribution and switchgear
- Small power and lighting
- Containment and cabling
- Fixed wire testing and remedials
- Motor control centres and controls
- Standby generation and UPS support
Planned Maintenance
A schedule that is not derived from your actual assets is a diary entry. We survey first, produce the asset register, and hand it to you as your document — it stays yours if you go elsewhere, which is the point.
- Asset survey and register
- SFG20-aligned task schedules
- Statutory inspection and testing
- Condition reporting per visit
- Remedial pricing before the work
- Annual plan and budget forecast
24/7 Response
The number is answered by somebody who can see your asset register and your access arrangements. Triage happens on the call: about a third of what we are rung about is resolved without a visit, and we would rather tell you that than send a van.
- One number, day and night
- Controller triage inside 30 minutes
- Four-hour attendance on critical contracts
- Escalation to the account engineer
- Parts van stock across three depots
- Post-incident report within 48 hours
What we subcontract, and what we decline
The useful half of a capability list is the part that is missing.
Named at tender, not discovered on site. Nobody has ever been annoyed to be told this early.
Asbestos, insulation and specialist commissioning
Subcontracted, always, to firms who do only that. We name them in the tender and we do not mark their work up beyond our stated management fee.
Fire alarm and sprinkler design
We install and we maintain, but the design sits with a specialist. A contractor who designs the system and then certifies its installation is marking their own homework.
Anything on a programme we do not believe
If the dates only work assuming nothing goes wrong, we say so at tender rather than at week nine. It has cost us jobs and it has never cost us a job twice.
