Maintenance
Planned maintenance built from your assets, not from a template.
A schedule you cannot trace to a piece of plant is a diary entry. We survey first, build the register, and price the visits against what is actually installed.
Sites under contract
610
From single plant rooms to estates of forty buildings.
Critical attendance
4 hours
Contractual, and reported against monthly.
Triage
30 minutes
By a controller who can see your register.
A survey on the mezzanine. Two weeks of this before anybody quotes a schedule.
Response tiers
Three levels of cover, and no incentive to sell you the top one.
Priced per visit against your asset register, so moving up a tier changes the response commitment rather than the scope. Most estates sit on Extended and put two or three buildings on Critical.

How a contract is built
Four steps, and the first one takes a fortnight.
There is no version of this that starts with a price. A maintenance quotation produced without a survey is a quotation for a schedule somebody else got wrong.
Recording plant on the survey. Every line on this sheet becomes a row in your asset register and a task on the schedule.
Survey
A week or two on site, depending on the estate. We build the asset register before we price anything, because a schedule quoted off your existing paperwork inherits everything wrong with it.
Register and schedule
The asset register is produced as your document, in your format, and it stays yours. Tasks are set against criticality rather than against a template.
Plan and price
An annual plan with the visits costed per visit, and a forecast for the remedials we already know about. No unpriced work appears later in the year.
Deliver and report
Condition reported after every visit, one page per site. Remedials priced before you ask. An annual review against what actually happened.
The number does not change at five o'clock.
The same controllers, the same asset registers and the same engineers, whether you ring at eleven in the morning or on a Sunday night. Nothing is diverted to an answering service.
The asset register
It is your document, and it leaves with you.
Produced in your format, handed over on completion of the survey, and updated at every visit. If you go to tender in three years, you tender on your own register rather than paying somebody to rebuild it, and the next contractor starts from what is actually installed.
Holding a client's asset data hostage is common and it is the single practice in this industry we like least. First-time fix across our reactive attendances is 83%, and most of that number is the register.
